Your Resident Portal is the hub for everything: pay rent, view your lease and documents, upload documents, review and respond to renewal offers, give notice, sign documents, submit and track maintenance work orders, message our teams, and read these FAQs.

This guide is a plain-language summary provided for convenience only. Your signed Lease Contract and its addenda control in all cases, and where this guide and your lease differ, your lease governs. Fees, charges, and services vary by home, community, and lease date — always refer to your own lease and addenda.

How is CooperZadeh Management different from an apartment community?

We manage single-family rental homes and operate much like an owner-managed rental home — not an apartment community. A few practical differences:

  • We do not have on-site management or leasing offices.
  • Where we have model homes, they are for prospect tours only — not leasing offices. There is no management staff in our model homes, and leasing specialists cannot assist residents.
  • We do not have on-site maintenance staff, and we do not offer 24/7 maintenance. Routine work orders are completed during normal business hours.
  • We do not accept or hold packages on behalf of residents.

We operate on a centralized business model: all administrative work is handled by a team at our corporate office that manages every property from one central location. This team reviews applications, generates leases, and handles collections, renewals, lease violations, maintenance coordination, and all other resident-related tasks.

A note on lease wording: your lease is prepared on standard association lease forms, which use the terms “apartment,” “apartment community,” and “dwelling.” In your lease, those terms mean your home and the neighborhood in which it is located.

We handle property management matters and routine maintenance inquiries in writing only — by email or text — so there is always a clear, documented record. We do not publish department phone numbers for these matters and will not call residents unless something truly can’t be handled in writing; if you leave a voicemail, we will respond in writing.

The only phone number we provide is our Emergency Maintenance line, 888-344-4087, for genuine after-hours maintenance emergencies only. Please do not use it for routine maintenance or property management questions — those go through your Resident Portal.

No. We do not accept in-person visits for any reason — our office address is for mailing only. Leasing specialists and model home staff cannot assist with resident or account matters. What can I do in the Resident Portal?

Your Resident Portal is where you handle nearly everything:

  • Pay rent and set up automatic payments
  • View your lease and account documents, and upload documents to your account
  • Review and accept or decline renewal offers, and give notice to vacate
  • Sign your lease and other documents electronically
  • Submit and track maintenance work orders
  • Message the Property Management and Maintenance teams

Your Resident Portal

When is rent due?

Rent is due on the 1st of every month. It is considered late at 12:01 a.m. on the 4th. A one-time late fee of 10% of your monthly base rent is then posted to your account.

Any payment received after the 3rd is applied to outstanding fees first and then to rent.

What happens if my rent isn’t paid on time?

  • If you have an outstanding balance as of the 6th, you will be issued a 3-Day Notice to Pay or Vacate. A $10 regular mail fee applies to the delivery of that notice. Residents in Dallas and Mesquite pay both the $10 regular mail fee and an additional $15 certified mail fee, because Dallas County requires that the notice be sent by certified mail.
  • Any rent balance remaining on the 10th is subject to the eviction process.
  • Once a balance is late and the portal has closed for the month, payment can be made only through the Walk-In Payment System or by certified funds — a cashier’s check or money order — sent by U.S. mail.

Do you offer payment plans?

We do not offer payment plans. If you fall behind, we can offer an Eviction Hold-Off Agreement, signed by you and CooperZadeh Management, that requires one-half of the monthly rent to be paid by the 10th and the remaining balance plus any fees to be paid by the 25th. No other payment arrangements are available. If any payment date or amount is missed, we will proceed with filing for eviction.

Effective August 1, 2026, any previous payment arrangements or plans are no longer valid. If a payment arrangement is needed, a new Eviction Hold-Off Agreement, as described above, must be executed.

How and when can I pay online?

Online payments are accepted through your Resident Portal from the 28th of the prior month through the 6th of the current month. During that window you can pay by bank account (ACH), debit card, or credit card, or set up a Walk-In (cash) payment.

After the 6th, online payment access is turned off and payments can no longer be made through the portal. Once the portal closes for the month, payment can be made only through the Walk-In Payment System or by certified funds — a cashier’s check or money order — sent by U.S. mail.

What are the online payment options and fees?

Bank account (ACH): Pay directly from your checking or savings account through the portal. Your payment is securely transmitted and there is no service fee. Allow about three banking days for the funds to withdraw.

Debit card: A non-refundable service fee applies based on the payment amount: $3.95 for payments up to $999.99, $4.95 for $1,000.00–$1,999.99, and $9.95 for payments over $1,999.99. Allow about three banking days.

Credit card (Visa, MasterCard, American Express): A non-refundable service fee of 2.95% per transaction applies. Allow about three banking days.

Service fees are charged by our third-party payment processor to cover bank and network costs; CooperZadeh Management receives no portion of these fees, and the fee will not appear on your ledger. All online payments are made through your Resident Portal.

Can I set up automatic payments?

Yes — autopay is available and encouraged. You can set it up in your Resident Portal so your rent is paid on time each month.

How do Walk-In (cash) payments work?

The Walk-In Payment System lets you pay with cash at participating retail locations such as 7-Eleven, CVS Pharmacy, Walmart, Casey’s General Store, and ACE Cash Express. To use it: get your payment barcode or payslip from your Resident Portal, take it to a participating store, and pay. A per-transaction fee (about $3.99) applies. Keep your receipt — your payment is recorded the next business day.

  • Log into your RentCafe Resident Portal.
  • From the menu options, select Payments.
  • Select Payment Accounts.
  • Select WIPS (Walk-In Payments), then click the link provided to navigate to your payslip and store locations.

Can I split my rent into smaller payments?

Flex is an optional third-party service we work with that lets you split your monthly rent into two payments. Flex pays your rent to us in full when it’s due, and you repay Flex later in the month. Flex charges a monthly membership fee (up to $14.99) and a bill-payment fee of 1% of your rent (an additional 2.5% applies if you pay Flex by credit card). Flex is a financial product that requires an application and credit assessment, and your payment history may be reported to credit bureaus. To learn more or enroll, visit getflex.com. Sign up by 5 p.m. ET on the 4th to use Flex for that month’s rent.

Where do I mail a payment?

Mail payments to CooperZadeh Management, 12801 N. Central Expressway, Suite 1650, Dallas, TX 75243, and include your property address on the payment. After the portal closes for the month (after the 6th) or once rent is late, mailed payments must be certified funds — a cashier’s check or money order. Residents are advised to retain their tracking information for mailed payments.

What happens if my payment is returned (NSF)?

A returned or rejected payment incurs a $50 fee per returned item. If the returned payment causes your rent to be late, the 10% late fee also applies. Once a balance is late, it can only be paid with certified funds — through the Walk-In Payment System or by mailing a cashier’s check or money order.

What utilities am I responsible for?

You are responsible for all utilities and services for the home, and for any related deposits and connection charges. Utilities that are individually metered must be connected in your name and active as of your lease start date, and they must remain on for the entire lease term — you may not allow any utility to be shut off or transferred out of your name before you move out, including for non-payment.

If service is not placed in your name by your lease start date, or is transferred back into our name before you move out, you will be charged the utility connection or transfer fee stated in your lease — up to $50 per billing period — plus the actual or estimated cost of the utilities used while they should have been billed to you.

Depending on your home and community, some services and governmental fees are billed to your account rather than paid by you directly — for example an annual septic inspection or an annual backflow inspection. These are listed in your lease and in the addendum for allocating services and governmental fees.

How do lease renewals work?

Before your lease ends, you will receive a renewal offer in your Resident Portal. To find it:

  • Log into your Resident Portal.
  • From the menu, select Lease, then Lease Information. Your renewal offer will populate, and you can select accept and submit, or give notice to vacate.
  • Once you accept the renewal offer, your renewal lease is generated and can be found using the same steps above.

Is renewal automatic, or do you check the home first?

If you would like to renew, a member of our maintenance team will complete an inspection of the home to confirm renewal eligibility. If the home has not been maintained in satisfactory condition, you will receive a notice of non-renewal and be asked to move out at the end of your lease term. Non-renewals may also be issued for unsatisfactory payment history, lease violations, unauthorized occupants, or unauthorized pets or animals.

What if I don’t renew or can’t decide in time?

If your lease term ends and you have not signed a renewal and have not given written notice to vacate, your lease automatically continues on a month-to-month basis. Month-to-month rent is the then-current market rate for your home plus a $350 per month month-to-month fee.

Your renewal notice will tell you the new month-to-month rate, the date it takes effect, and the date your written notice to vacate is due. No signature is required for the month-to-month terms to take effect.

What if I give notice and then stay past my move-out date?

That is a holdover, and it is treated differently than a month-to-month renewal. If you remain in the home past your move-out date — or past the date given in a notice of non-renewal or a notice to vacate — you are responsible for all rent owed for the full term of a new resident’s signed lease if that resident cannot move in because you are still in the home. We may also extend your lease term and/or increase your rent by 25%.

How much notice do I have to give before I move out?

A 60-day written notice is required. Submit your notice through your Resident Portal so there is a dated record of it, and make sure you receive our written acknowledgment of that notice. Your notice cannot end your lease before the end of your current lease term or renewal period. Your renewal notice will state the date your written notice to vacate is due.

Can I end my lease early?

No. Your lease does not include an early-termination or buyout option. If you vacate before your lease term ends, you remain responsible for the rent for the remainder of the term.

State law does give residents the right to end a lease early in certain limited situations. Documentation is required, and the qualifying circumstances depend on the state where your home is located. If you believe your situation may qualify, contact us in writing through your Resident Portal before you vacate.

Moving Out

If I leave early, what will I owe?

Two separate amounts can apply:

  • Remaining rent — all rent for the rest of your lease term becomes due, and under your lease it may be accelerated and become immediately payable.
  • A reletting charge — a one-time charge stated in your lease, not to exceed 85% of your highest monthly rent during the lease term, covering our cost to market the home and process a replacement resident.

The reletting charge is not a buyout. It does not cancel your lease and does not release you from the remaining rent, and it applies whether or not we are able to re-rent the home. Move-out charges for cleaning, make-ready, damages, and unpaid utilities apply in addition to these amounts.

What is my official move-out date?

Your move-out date is established when you have surrendered the home and we have been notified, or have otherwise determined, that it is vacant. If you vacate without telling us, we have no way to know when you left — in that case your move-out date is the date we determine the home is vacant, and you remain responsible for rent and charges through that date.

What do I need to do when I move out?

Before you turn in your keys:

  • Thoroughly clean the home, including doors, windows, bathrooms, kitchen appliances, patios, garage, and storage areas.
  • Return all keys, garage door openers, remotes, and access devices. Unreturned access devices are charged at $75 each.
  • Provide your written forwarding address — we cannot issue a final statement or refund without it.
  • Keep utilities in your name through your move-out date, and provide proof that your final utility bills were paid.
  • Remove all personal property and trash. Anything left behind may be removed, stored, or disposed of at your expense.

What will I be charged when I move out?

Move-out charges depend on your lease and on the condition of the home. They commonly include a $250 cleaning fee, a $300 standard make-ready fee, and a $350 final utility billing charge if you do not provide proof that your final utility bills were paid — in addition to any past-due rent and fees and the cost of repairs and damages, including paint. A standard cleaning and repair charge schedule was provided with your lease documents. Refer to your own lease, as amounts vary.

We may, but are not required to, offer a joint move-out inspection. Any estimate given to you before your final accounting is subject to correction.

When will I get my security deposit back?

We will send your final account statement, along with any refund due, within 30 days after your move-out date, provided we have your written forwarding address. Your deposit may be applied to unpaid rent, fees, cleaning, damages, and any other amounts allowed under your lease. If more than one resident signed the lease, a refund may be issued as a single payment payable jointly to all residents.

Can I transfer to another home during my lease term?

No. Transfers are not allowed during your lease term, but they are considered once your current lease has been fulfilled.

How much notice do I have to give to transfer?

The notice period is the same as a move-out: a 60-day written notice of your intent to transfer and/or move out is required.

Who do I contact to request a transfer?

All transfer requests must be made in writing by emailing us through your Resident Portal. A member of the leasing team will then contact you to discuss available homes in your desired area and price range.

Do I have to complete a new application and pay the application fee?

Yes. All occupants 18 years of age and older must complete a new application and pay the application fee. Each application goes through our standard review to confirm that our rental criteria minimums are met.

Is there a transfer fee?

Yes. A $1,000 transfer fee is due when you request to transfer and submit your new application.

Do I have to pay a new security deposit to transfer?

Yes. A security deposit is required on your new home. The deposit on your current home is reconciled — any balance due is charged to you, and any remaining funds are refunded.

Does someone inspect my current home before approving my transfer request?

Yes. A member of the CooperZadeh Management maintenance team will inspect your current home and contact you with your approval status.

Can I transfer if I owe a balance on my account?

No. Any outstanding balance must be paid before a transfer can be approved.

Can I transfer if I have paid late during my current lease term?

Possibly. Your payment ledger is considered as part of the rental-history review during the application process.

Could I be denied a transfer even though I already live in a CooperZadeh home?

Yes, it is possible. All applications go through the same review to confirm that our rental criteria minimums are met.

Can I transfer to another home in my subdivision if I see a lower advertised rent?

No. However, if your household size and/or permanent income changes, you may transfer to a smaller home at a lower rent if one is available — or to a larger home at a higher rent if one is available.

How do I request maintenance?

Submit a work order in your Resident Portal, where you can describe the issue, track its status, and message the maintenance team. All work orders must be submitted through your Resident Portal. If you have a maintenance emergency that is not life-threatening, please call the Emergency Maintenance line at 888-344-4087.

A note on how our maintenance works: Because we operate single-family homes like an owner-managed rental — not an apartment community — we do not have on-site maintenance staff and do not offer 24/7 maintenance. Routine work orders are completed during normal business hours.

I just moved in and something needs attention — what do I do?

Note it on your Inventory and Condition Form and return the form to us within 48 hours of move-in. Anything not noted on that form is considered clean, safe, and in good working condition, and the form is what we use at move-out to determine what is and is not your responsibility. The Inventory and Condition Form is not a maintenance request — for anything that needs to be repaired, you must also submit a work order in your Resident Portal.

What counts as an emergency, and how do I report one after hours?

We think of true emergencies as “fire, flood, or safety” — situations that threaten someone’s safety or will cause major damage to the home if not addressed immediately.

If anyone is in danger, call 911 first. This includes an active fire, the smell of gas, a medical emergency, or a crime in progress (for a gas odor, also leave the home and contact your gas utility).

Maintenance emergencies generally include:

  • Uncontrolled water leak or flooding inside the home
  • Sewage backup or no working toilet in the home
  • Total loss of electricity to the home (not a neighborhood outage)
  • No heat during freezing weather
  • Gas odor (also leave the home and call 911 / your gas utility)
  • A home that cannot be secured — for example, an exterior door or lock that will not close or lock

Routine issues — a dripping faucet, a slow drain, a single appliance problem, or a minor repair — are not emergencies; please submit a standard work order.

Air conditioning is not treated as an emergency. AC repair requests are handled in the order received, Monday through Friday, 8:00 a.m. to 5:00 p.m., and requests received after hours are addressed the next business day. If a loss of cooling creates a health or safety concern — for example, extreme heat or a household member with a medical condition — please say so in your work order so that we can prioritize it. CooperZadeh Management does not provide portable or window AC units.

For a genuine maintenance emergency after hours, call our Emergency Maintenance line at 888-344-4087. This line is for true maintenance emergencies only — please do not use it for routine maintenance or property management matters, which should go through your Resident Portal.

What do I need to do in freezing weather?

Freeze protection is your responsibility under your lease, and you may be held responsible for damage that results if these steps are not taken. Any time the outside temperature drops below 32°F:

  • Keep the heat on and set to a minimum of 60°F, and leave your HVAC system on and set to auto at all times — even if you are away for several days.
  • Open all closets and cabinets, and the doors under sinks, so warm air can reach the plumbing.
  • Drip all faucets in the home using both hot and cold water, and leave them dripping until the temperature rises back above 32°F.
  • Disconnect and drain garden hoses and cover exterior faucets.

If a pipe bursts or you lose water, submit a work order immediately, and call the Emergency Maintenance line if water is entering the home.

Will I be charged for maintenance?

Per your lease, you are responsible for the cost of repairs or damage caused by your (or your guests’ or occupants’) negligence or misuse — for example, damage to doors, windows, or screens, or drain stoppages caused by improper items in the lines.

What if I’m locked out of my home?

We do not handle lockouts. If you are locked out, you will need to contact a locksmith at your own expense. We recommend keeping a spare key with someone you trust.

Do I need to be home for a maintenance visit?

We ask that someone 18 years of age or older be present while the work order is completed. If no one is home, the technician will not be able to complete the work and the work order will need to be rescheduled. Please secure all pets during the visit for the safety of your pets and our technicians.

Please also note that your lease permits us, our vendors, and other authorized persons to enter the home for reasonable business purposes, with or without prior notice and whether or not you are present. Access to the home may not be denied.

What maintenance am I responsible for?

Day-to-day upkeep of the home is the resident’s responsibility, including:

  • Proper use of gas, electrical, and plumbing fixtures
  • Changing interior and exterior light bulbs
  • Changing air filters
  • Caring for the lawn and plant materials — appropriate sprinkler use or hand watering to keep them alive
  • Foundation protection — appropriate watering helps deter potential foundation issues
  • Minor toilet and drain clogs
  • Pest control*
  • Washer/dryer maintenance*
  • Annual septic inspection* (per community/city)
  • Annual backflow inspection* (per community/city)

* Applies depending on your home and community; refer to your lease.

Maintenance

Is lawn care provided, and what does it cost?

Lawn maintenance is provided through CooperZadeh Management’s lawn care program (we are transitioning to full-service lawn care). New move-ins and renewals are charged $65, $75, or $85 per month depending on the community and lot size; the charge is billed to your account.

What’s included and how often is service performed?

Service is provided on a recurring schedule of roughly 37 visits per year — more frequent during the spring-through-fall growing season and lighter in winter. A typical visit includes:

  • Mowing and edging
  • Trash and litter pickup, including pet-station service
  • Bed weed control and spray-line weed treatment
  • Ground-cover trimming, shrub trimming, and manual weed control
  • Pre- and post-emergent weed treatments (typically in May and August)

Service days run Monday through Saturday. If it rains, your service rolls to the next available day (unless rain continues on consecutive days). Crews wait up to five minutes for yard access, so please keep gates unlocked and pets secured on your community’s service day. The schedule may shift with growth, weather, or operations. You can view your lawn service schedule in your Resident Portal.

Who do I contact about my lawn service?

Email lawncare@cooperzadeh.com with questions or concerns about your lawn service. For a special request outside the included services, submit a work order in your Resident Portal.

Is pest control required?

Pest control is required under your lease and is provided through the pest control addendum at $20 per month. It is included on all new leases and renewals. During a brief period we paused the program; for any resident affected, enrollment resumes at lease renewal. To find the pest control provider servicing your area or to request the treatment schedule, contact the Maintenance Department through your Resident Portal.

What does the pest control program cover?

The program provides quarterly treatments covering common household pests — roaches, ants, spiders, silverfish, rodents, and interior fleas and ticks. It does not cover termites or other wood-destroying organisms. For a pest issue between scheduled visits, submit a work order in your Resident Portal. To help prevent pests, keep food sealed and surfaces clean, take out trash regularly, and report any leaks or moisture promptly.

Do you allow pets?

About this section:

Our pet policy was updated effective July 1, 2026. The requirements below apply to all new leases. Existing residents will be brought under the updated policy at lease renewal.

We allow dogs and cats only — no more than two per household. Every pet or animal must be approved before it comes to the home: pet applications are reviewed and approved through our third-party company, PetScreening. All animals must have proof of city registration, a city license, and current vaccinations. A photo of the animal must also be submitted.

What do I pay if I have a pet?

Each pet requires a $400 non-refundable pet fee and $20 in pet rent per month, per pet.

Do you have breed restrictions?

No. However, residents with pets are required to carry animal/canine liability insurance of $100,000, in addition to the required renter’s insurance policy of $300,000. The animal liability coverage may be included in your renter’s insurance policy, or you may purchase a stand-alone policy.

What about assistance animals (service and support animals)?

Assistance animals are not pets and are not charged pet fees or pet rent. They must still be processed through PetScreening, with the appropriate documentation provided to qualify as an assistance animal.

How do I request a reasonable accommodation or modification?

Log into your Resident Portal and email us, and a member of our team will provide the request form for you to complete and submit.

Do I need to do anything with my pet during a service visit?

Yes — please secure all pets during maintenance visits and on your lawn-care service day. Unauthorized animals are subject to charges and removal as described in your lease.

Am I required to have renters insurance?

Yes. You must carry renter’s insurance with a minimum of $300,000 in liability coverage. You must list CooperZadeh Management on the policy as an additional insured and/or interested party, using this address: CooperZadeh Management, LLC, 12801 N. Central Expressway, Suite 1650, Dallas, TX 75243. This policy must remain active throughout the lease term. Provide proof of coverage by uploading the policy to the Documents section of your Resident Portal.

If we are notified that your policy has been canceled for any reason, or if we request proof of coverage at any time, you must provide a copy of your active or reinstated policy within 7 days of our written request. If we do not receive proof of an active policy, a $25 per month non-compliance charge will be added to your account for each month, or part of a month, that you remain without the required coverage. This charge is not insurance. It does not cover you, your belongings, or your personal liability, and paying it does not cure the breach of your lease — you remain obligated to obtain and maintain the required policy, and failing to do so is a default under your lease.

Is my house in a subdivision that has an HOA?

Are there HOA guidelines I have to follow?

Yes. If you are in a subdivision with an HOA, you must comply with the HOA Guidelines, which can be found on the CooperZadeh website at cooperzadeh.homes.

What kinds of rules do HOAs typically include?

HOA rules vary by community but commonly cover:

  • Exterior changes or improvements (which generally require advance approval from the HOA’s architectural committee)
  • Signs, flags, and satellite dishes or antennas
  • Parking — no trailers, RVs, or boats stored in view, and no inoperable or unregistered vehicles
  • Trash containers screened from view and brought in promptly

No. HOA dues are the homeowner’s responsibility, not the resident’s.

Do I need to attend HOA meetings?

No. As a resident, you are not a member of the HOA because you do not own the home. Only owners are members and pay dues.

What happens if I get an HOA violation?

If the HOA reports a violation, we will notify you and ask you to correct it by a stated date. If the HOA assesses a fine to the homeowner because of your conduct or that of your occupants or guests, that amount will be billed to your account, along with any costs we incur to correct the violation. Continued or repeated violations are a breach of your lease and may result in a notice of non-renewal or termination of your right of occupancy.

What happens if I receive a lease violation?

If we receive a violation notice from a city agency, or we issue a violation for non-compliance with your lease, you will be notified and asked to correct it. Repeated violations escalate, and any charges applied will be added to your payment ledger.

If the violation is not resolved after repeated notices, you will be issued a Notice to Vacate and your lease will be terminated. HOA violations are handled separately — see Homeowners Association (HOA).

Can my rent payments help build my credit?

CooperZadeh Management does not currently offer a standalone rent-reporting program. If you enroll in Flex (see Rent & Payments), your payment history may be reported to one or more credit bureaus.

What am I responsible for as a resident?

In addition to paying rent on time, residents are responsible for the day-to-day care of the home. Key responsibilities include:

  • Keeping the home clean and sanitary, and disposing of trash at least weekly in covered containers
  • Keeping the yard, beds, porches, and driveways free of trash and pet waste (lawn mowing and edging are provided through the lawn care program — see Lawn Care)
  • Not modifying the landscaping or planting a garden without written approval
  • Promptly reporting, in writing, any heating/cooling problems, water leaks, moisture or mold, electrical problems, or broken or missing locks
  • Day-to-day home upkeep, such as changing light bulbs and air filters and clearing minor clogs (see Maintenance)
  • Protecting the home in freezing weather — keeping the heat on, dripping faucets, and opening cabinets (see Maintenance)
  • Not disabling smoke or carbon monoxide alarms, replacing batteries as needed, and reporting any malfunctions
  • Maintaining required renter’s insurance (see Renters Insurance)
  • Not subletting or listing the home on any short-term rental service (such as Airbnb or VRBO)
  • Following all HOA rules where your home is part of an association (see HOA)

Can I smoke in the home?

No. Smoking of any kind is prohibited inside the home and the garage. Smoking is permitted outdoors only, at least the distance from buildings stated in your lease’s Smoking Addendum. You are responsible for all costs of cleaning, deodorizing, and repairing smoke-related damage, which is never treated as normal wear and tear.

Where can I park?

Park in your driveway, garage, or carport. Street parking is not permitted where your lease or your HOA prohibits it, and vehicles parked on the street may result in lease violations, fines, and towing at your expense.

Garages and carports are for operable, currently registered vehicles only. They may not be used for storage, and items kept there may be removed if we believe they create a fire or environmental hazard. Trailers, motor homes, boats, campers, and large trucks are not allowed on the premises, and vehicles may not be repaired on the property.

You are responsible for maintaining your garage door opener and access devices, including battery replacement, and for returning all of them when you move out.

Can I have guests, and how do I add someone to my lease?

Guests are welcome. A maximum of two guests per home is permitted in any common area, and a guest may stay up to 7 days with our prior written approval.

Anyone who will be living in the home must be listed on your lease. All occupants 18 years of age and older must submit an application and be approved before moving in. Submit your request in writing through your Resident Portal. Unauthorized occupants are a lease violation and may result in non-renewal or termination.

Can I paint, install, or change anything in the home?

Not without our written consent. This includes painting, wallpaper, carpeting, electrical changes, and any other repairs or alterations to the home.

Also not permitted without written consent: changing, adding, or rekeying locks; installing alarm systems, cameras, or video doorbells; adding phone or television outlets; and installing water furniture or your own washer or dryer. A satellite dish or antenna requires a signed satellite dish addendum. We allow a reasonable number of small nail holes for hanging pictures, but no other holes or stickers inside or outside the home.

Any improvement you make, with or without our consent, becomes part of the home unless we agree otherwise in writing.
