Rental Application Process

Third-Party Screening

All applications are processed through a professional third-party screening provider. This evaluates credit history, criminal background, rental history, and income verification. Decisions follow an objective scoring matrix and comply with Fair Housing laws.

Who Must Apply

A separate rental application is required for every adult age 18 or older who will reside in the home. Proof of relationship does not exempt any adult from this requirement.

Identification Requirements

Each applicant must provide one valid, government-issued photo ID, such as:

  • Driver's License or State ID
  • Passport
  • Military ID
  • Permanent Resident Card

ID must be presented before keys are released.

Occupancy Standards
  • Maximum of two persons per bedroom, plus one additional occupancy per home.
  • Infants under 12 months are not counted.
    These standards ensure compliance with Fair Housing and local building codes.
Income Requirements

Applicants must show verifiable gross monthly income of at least 2.5× the monthly rent. Acceptable proof includes:

  • Pay stubs (last 56 days)
  • Tax returns or W-2s
  • Social Security or pension statements
  • Proof of self-employment income (bank statements, CPA letter, prior-year tax return)
Employment Verification

Employment will be verified through:

  • Recent pay stubs
  • Written verification from employer
  • Third-party verification services
Criminal Background Check

Full criminal background check via third-party provider. Applications may be denied for:

  • Certain felony convictions
  • Violent offenses
  • Sexual offenses
  • Property damage, fraud, or illegal drugs

Non-violent misdemeanors, arrests, or expunged records are reviewed under HUD guidelines.

Credit Score Requirements
  • Minimum credit score: 600 (applications below may require extra deposit or be denied)
  • Open bankruptcies or unpaid housing-related collections/utilities may result in automatic denial
Rental History
  • Minimum 12 months positive rental history
  • No evictions in past 7 years
  • No outstanding balances to landlords or utilities
  • Positive landlord references with timely payments and no lease violations
  • Cannot be breaking a lease
Pet Policy
  • Vaccination records required
  • Pets must be disclosed at application
  • Breed restrictions apply to aggressive/high-risk dogs
  • Non-refundable pet fee + monthly pet rent
  • Assistance animals reviewed under ADA/FHA guidelines
Security Deposit & Fees
  • Refundable security deposit required to reserve home
  • Application fees are non-refundable
  • Additional deposits may apply based on screening
  • Deposits due within 48 hours of approval unless stated otherwise
Move-In Timeline

Approved applicants must:

  • Pay deposits/fees
  • Sign lease electronically
  • Provide renter’s insurance proof
  • Activate utilities 48 hours before move-in

Keys released only after all steps completed.

Cancellation Policy
  • Application fees non-refundable if applicant cancels after approval
  • Security deposit may be forfeited as liquidated damages
  • If property becomes unavailable due to owner decision, all deposits refunded
