This Privacy Policy describes how CooperZadeh, LLC, together with its operating units Camden Homes and CooperZadeh Management, LLC (CZPM) (collectively, "CooperZadeh," "we," "our," or "us"), collects, uses, and discloses your personal information, both offline and on the websites, applications, and services where this Privacy Policy appears or is referenced (including cooperzadeh.homes). This Privacy Policy does not apply to personal information we collect from our own employees or job applicants in their capacity as personnel, which is handled under our internal HR policies.

By accessing a CooperZadeh website, application, or service from which this Privacy Policy is referenced, you confirm that you have read, understand, and acknowledge the terms of this Privacy Policy.

If you are a Texas resident, see Section 6 for the rights available to you under the Texas Data Privacy and Security Act, including how to opt out of targeted advertising and the "sale" of personal data through our Your Privacy Choices mechanism.

Section 1. Personal information we collect.

Depending on how you interact with us — as a prospective or current homebuyer, a rental applicant or resident, a landowner or seller, a contractor or vendor, a job applicant, or a website visitor — we and our service providers collect the following categories of personal information:

Contact information and identifiers. Name, email address, mailing address, phone number, account username and password, date of birth, and government-issued identification (e.g., driver's license) and identification numbers (e.g., Social Security number or tax ID) where needed to process an application, purchase, or lease.

Application, financial, and transaction information. For rental applications and home purchases, we may collect income and employment information, bank account and financial information, credit history, rental history, and prior-residence and reference information. We also collect records of your transactions with us, leasing and tenancy details, property and purchase records, signatures, and related documents.

Screening and verification information. In connection with rental applications and certain transactions, we obtain consumer reports (including credit, criminal-background, and eviction history) from consumer reporting agencies such as our screening vendor. This information is used to evaluate applications in accordance with our qualification criteria and applicable law, including the federal Fair Credit Reporting Act (FCRA). Where an adverse decision is based in whole or in part on a consumer report, we provide the notices required by the FCRA.

Property, tenancy, and service information. Maintenance and work-order history, communications with our leasing and management teams, self-guided-tour access records, community access and gate records, and utility and payment records.

Device, internet, and online activity information. Browser, device, and operating system information, device identifiers, IP address, and the site you came from or go to next. We collect page and app interaction information (pages viewed and time spent, search terms entered, links and listings clicked) using cookies, pixels, tags, and similar technologies, including on our marketing emails to understand opens and clicks. See Section 5 for your choices.

Location information. General location derived from your IP address or the postal code you provide. Where you enable it, we may collect more precise location from your device when you use our website or a self-guided-tour or smart-access feature at one of our homes or communities.

Demographic information. Information such as household size and composition, and, where you volunteer it or where required for fair-housing or lending compliance and reporting, information such as age, familial status, or similar characteristics. We do not use protected-class information to make leasing or sales decisions; CooperZadeh is an Equal Housing Opportunity provider.

Payment information. Credit/debit card, ACH/bank account, and related payment details when you pay rent, fees, deposits, or amounts due in a transaction, generally processed through our third-party payment processors.

Job-applicant and personnel-context information. If you apply for a position or engage with us as a contractor or vendor representative, we collect application, resume, work-history, certification, and eligibility information, and may conduct background, credit, and reference checks as permitted by law.

Audio, visual, and communications information. Photographs and audio/video recordings where used for security at our offices, communities, or during vacant-home self-guided tours; recordings of customer-service or leasing calls where permitted; and the content of messages, feedback, and forms you submit.

Inferences. Inferences we draw from the above to reflect preferences and characteristics (for example, the type or location of home you may be interested in).

SMS/text-messaging information. If you opt into text messaging, your mobile number, carrier information, opt-in source and timestamp, message content and interaction data (delivery confirmations and replies), and messaging preferences.

Some of the above may be considered sensitive information under Texas law, including Social Security or other government-ID numbers, precise geolocation, and information revealing certain protected characteristics. We process sensitive data only with your consent or as otherwise permitted by law.

Section 2. How we use personal information.

• To provide our services and complete transactions — market, sell, build, lease, finance, and manage homes and land; process rental applications and home purchases; manage tenancies, maintenance, renewals, and move-ins/move-outs; and fulfill your requests.
• For marketing and advertising — tell you about available homes, communities, and offers; send newsletters and promotions you have opted into; and deliver relevant advertising, including through pixels and tags that support targeted advertising on third-party platforms (see Sections 4–6 for disclosures and your opt-out rights).
• To provide support and respond to you — answer inquiries, feedback, and account, lease, or purchase matters.
• To improve and develop our websites, services, and operations — analytics, testing, research, and customization.
• For security, fraud prevention, safety, and compliance — protect our company, residents, customers, and personnel; secure our sites and communities; detect and investigate fraud or prohibited activity; conduct screening and risk assessment where permitted; and meet legal, tax, lending, and fair-housing obligations.
• To facilitate text communications — send conversational messages about leasing, applications, maintenance, appointments, and customer service, and track delivery and responses to improve the service.

Section 3. Sources of personal information.

• Directly from you — when you inquire about or apply for a home, create an account, tour a property, sign an agreement, make a payment, contact us, opt into messages, or apply for a job.
• From your devices — through cookies, pixels, and similar technologies when you use our sites, ads, and emails.
• From service providers and partners — our website, leasing, screening, payment, marketing, analytics, and advertising vendors.
• From other sources — consumer reporting agencies and background/credit-check providers, real estate brokers and listing services, prior landlords and references, your employer, and public records.
• Combined information — we may combine information collected online and offline and from different sources.

Section 4. How we share personal information.

• Within the CooperZadeh family — among CooperZadeh, LLC, Camden Homes, CZPM, and their affiliates for the purposes described here.
• With service providers — vendors that host our sites, manage properties and leasing, screen applicants, process payments, provide analytics and advertising, provide security, and provide professional services (legal, accounting, insurance). Their handling of personal information is subject to their agreements with us and, where applicable, their own privacy policies.
• With advertising and analytics partners — including social-media and advertising platforms, through pixels and tags, to measure and deliver advertising. Depending on the technology used, this may be considered a "sale" or "targeted advertising" under Texas law; see Sections 5 and 6 for your choices. We do not share your text-messaging opt-in or consent information with third parties for their own marketing.
• For legal, safety, and security reasons — to comply with law, court orders, or government requests; to enforce our agreements; and to protect our rights, property, residents, and others.
• In corporate transactions — with prospective buyers, lenders, or investors as part of financing, due diligence, or a sale or reorganization of all or part of our business.
• With your direction or consent, or as otherwise permitted or required by law.

Section 5. Your choices.

• Marketing emails — unsubscribe using the link in any promotional email.
• Text messages — reply STOP to opt out; see Section 9.
• Cookies and tracking — set your preferences through the Cookie Settings link in our website footer and through your browser controls. We and our advertising partners use cookies and pixels for interest-based advertising; you can opt out of many such uses at www.aboutads.info/choices and optout.privacyrights.info, and manage Google Analytics at tools.google.com/dlpage/gaoptout.
• Targeted advertising / "sale" opt-out and Global Privacy Control — you may opt out of targeted advertising and any "sale" of your personal data as described in Section 6. We honor recognized universal opt-out signals, including the Global Privacy Control (GPC), for browsers on which they are enabled.
• Location — control precise location through your device settings.

Your choices are specific to the browser and device you use and may reset if you clear cookies.

Section 6. Texas privacy rights (and residents of other states).

Texas residents. Under the Texas Data Privacy and Security Act (TDPSA), and subject to its exceptions, you may:

• Confirm and access — confirm whether we process your personal data and access it;
• Correct — correct inaccuracies in your personal data;
• Delete — delete personal data you provided or that we obtained about you;
• Portability — obtain a portable copy of personal data you provided;
• Opt out — opt out of (a) targeted advertising, (b) the "sale" of personal data, and (c) profiling in furtherance of decisions that produce legal or similarly significant effects.

Because our marketing uses advertising pixels and tags, we treat certain data sharing as targeted advertising and/or a "sale" under the TDPSA. To opt out, use Your Privacy Choices, email legal@cooperzadeh.homes, or call (214) 452-3636. You may also broadcast an opt-out preference signal such as GPC. Opting out of cookie-based advertising is separate — use the Cookie Settings link on each site.

How to exercise rights and appeal. Submit requests through the methods above. We will verify your identity before responding and will respond within the time required by law. You may use an authorized agent. If we decline your request, we will explain why, and you may appeal by emailing legal@cooperzadeh.homes with "Privacy Appeal" in the subject line. If your appeal is denied, you may contact the Texas Attorney General.

Sensitive data. We process sensitive data only with your consent or as otherwise permitted by law.

Residents of other states. If you reside in another U.S. state with a comprehensive privacy law, you may have similar rights (such as access, correction, deletion, portability, and opt-out of targeted advertising or sale). Contact us using the methods above and we will honor the rights available to you under applicable law.

Section 7. Data storage and processing in the United States.

We are based in the United States and process and store information here. If you access our services from outside the U.S., you understand that your information will be transferred to and processed in the U.S.

Section 8. Children.

Our websites and services are intended for adults. We do not knowingly collect personal information from children under 13 (or under 16 where applicable). If you believe a child has provided us information, contact legal@cooperzadeh.homes.

Section 9. Communications by phone and SMS/text message.

When you provide your mobile number and opt in, you consent to receive calls and conversational text messages from us, subject to the opt-out rights below. You represent that you are the subscriber or an authorized user of the number provided.

• Program. Conversational messaging for leasing, applications, maintenance coordination, appointment scheduling and reminders, property/access notifications, and customer service.
• How to opt in. Provide consent through our online forms, such as by checking the text-message consent box when you submit a contact or tour request; you will receive a confirmation message with program details.
• Message frequency. Message frequency varies with your account activity.
• Charges. Message and data rates may apply.
• Opt out / help. Reply STOP to unsubscribe; reply HELP or call (214) 452-3636 for help.
• Data handling. We collect your mobile number, opt-in timestamp and method, carrier information, and message history. We do not share mobile opt-in or consent data with third parties for their marketing; we share it only with our messaging service provider to deliver messages and for compliance.
• Retention. We retain consent records and opt-out requests as required by law.

Section 10. Security.

We use reasonable administrative, technical, and physical safeguards designed to protect personal information. No system is 100% secure, and transmission is at your own risk. We retain personal information as long as necessary for the purposes described here and as required by law.

Section 11. Third-party sites.

Our sites may link to third-party websites and services we do not control (for example, our resident portal, payment processor, or utility-billing provider). This Privacy Policy does not cover their practices; review their policies.
